There is a large sloping drive with ample parking outside Polbrea and 2 steps up to the front door. On the ground floor there is a cloakroom, lounge with gas effect fire, kitchen/dining room (with professional range master oven) with patio doors and 1 step down leading out to a decked area at the front of the house. There is also a small TV/games room off the kitchen/diner with a sliding door leading 1 step down in to the back garden and also a utility room and downstairs WC off the back of the kitchen.
From the utility room there is a door leading 1 step down in to the back garden also. 15 steps take you up to the first floor where there is a gallery style landing with master bedroom (estuary views) with 6ft bed and ensuite shower room, WC & basin and a twin bedroom with a door leading out over 1 small step to a small balcony with 2 chairs and estuary views (care must be taken with children). Double bedroom with 5ft bed, main bathroom with bath & shower above, WC & basin. 14 steps then take you up to the attic room which has twin beds a cupboard WC and a separate basin in the room. Velux window with estuary views.
Outside: There is a small lawned area off the drive at the front which is accessed by 1 step up onto a platform then 1 step down on to the grass. The decked area at the front is accessed via 2 steps up from the drive or 5 steps down from the kitchen/diner. Through the gate to the right of the front door is the back garden with a patio area and a sloping path leading to another lawn. At the top of the lawn is a concrete area with 4 steps up to the back gate which leads out on to a track and up to Dennis Road.
The nearest payphone is on Trelawney Road in Padstow. The nearest bus stop is at the bottom of Station Road next to the Council carpark.
