ACCESS: Access is gained from the front door straight off Church Lane and there is 1 step up into the ground floor.
GROUND FLOOR: Once inside on the ground floor is a large open plan living room and large kitchen with dining area.
FIRST FLOOR: 13 Steps take you up to the first floor and 2 double bedrooms (1x 4ft 6” and 1 x 5ft king-size), 1 twin (3ft), 1 single (3ft) with additional full size 3’ single pull-out, bathroom with bath and overhead shower and WC, second WC.
OUTSIDE ACCESS: From the kitchen there are 2 steps up to the back door which leads out to the back garden. There is a patio area with tables and chairs, a storage shed and 2-3 steps which lead up to a large slate paved area where there is parking for 2 cars. This area can also be accessed from a side street to the left of the property.
HEATING: The property has central heating throughout and the boiler is located in the kitchen. There is a thermostat on the wall in the lounge by the front door. There is also an open fire in the living room (please bring your own logs for the fire).
BABIES EQUIPMENT: There is a highchair in the property which is located in the utility room just off the kitchen. There is also a travel cot in the property which is stored in the single bedroom wardrobe.
The nearest payphone is outside the Custom House in Padstow. The nearest bus stop is at the bottom of Staion Road next to the Council carpark.

Church Lane is mostly residential terraced cottages and excessive noise levels will not be tolerated by adjacent neighbours.
