Lower Ground Floor
A games/TV room with large screen TV, a table tennis table and darts board, a spacious wet room with access from the beach with a shower and wet suit hanging/drying racks, this would be a good area to de-sand after a fun beach day and a family bedroom with a double and two single beds and an en-suite shower, washbasin and WC.
Bedroom 5: A family bedroom with a zip and link super king size double bed (6ft) ,which can be made into two singles, two single beds (3ft) and an en-suite shower, washbasin and WC.
Ground Floor
A utility room with a washing machine and tumble dryer, two double bedrooms with en-suite shower, washbasin and WC, a third double bedroom and a family bathroom with a bath and overhead shower, washbasin and WC.
Bedroom 2: A super king size double bedroom (6ft) with en-suite shower, washbasin and WC. Beds can be made into singles, please request at the time of booking
Bedroom 3: A super king size double bedroom (6ft) with en-suite shower, washbasin and WC. Beds can be made into singles, please request at the time of booking
Bedroom 4: A super king size double bedroom (6ft) beds can be made into singles, please request at the time of booking
First Floor
A kitchen with an electric oven and induction hob, fridge/freezer, a dining area a lounge with TV and DVD and a wood burner. There is also a balcony with sea views.
Bedroom 1: A super king-size double (6ft 6″) bedroom with en-suite bath with overhead shower, washbasin and WC. Beds can be made into singles, please request at the time of booking
Outside
Garden, patio and sun deck area with table and chairs.
Parking
There is ample parking at the property.
Linen & Towels
All linen and towels are provided (synthetic pillows and duvets in the bedrooms).
Linen is changed weekly on fortnightly stays or longer.
Please bring your own beach towels.
Arrival & Departure
Access is via a keysafe and details will be sent to you before your arrival.

The property has central heating throughout and there are thermostats in each room. There is also a wood burner in the lounge.

Accessibility
ACCESS: Access is gained from the driveway, there is then 1 small step in to the property and in to the utility room.
GROUND FLOOR: From the utility room there are 15 steps down to the lower ground floor and 15 steps up to the first floor. On this floor you will find 3 super king size bedrooms. 2 have en suites with separate over head showers/washbasin/WC and there is a family bathroom, with a bath and over head shower.
LOWER GROUND FLOOR: From the ground floor there are 15 steps which take you down to a games/TV room with large screen TV, a table tennis table and darts board, a wet room for access from the beach with a shower and wet suit hanging/drying racks and a family bedroom with a double, a single bed, a truckle bed and an en-suite shower, washbasin and WC.
FIRST FLOOR: Back up 15 steps from the ground floor takes you up to the open plan lounge and kitchen. There is a double bedroom on this floor with an en-suite.
OUTSIDE: From the lounge/kitchen area there is one step over the threshold onto a balcony. There is also access to another balcony through the kitchen door over 1 step, from here 16 steps take you down to the utility room entrance. You can also walk around to the left of the patio area and there is a further 18 steps down on to the garden.
