Built in 1871 by Padstow’s Master Mariner, this impressive double-fronted find invites you in from the outset, oozing character from every corner. Pull up a chair to feast around the vast dining table or settle into a daybreak breakfast outside as you swing open the French doors and let your dog bound into the leafy south-facing patio. Loaf in style in one of the two sleek airy living rooms, or nip into town where a glut of restaurants, bars and boutiques await.
ACCESS: Grove House is entered from the street, up 2 steps and through a front gate with 1 step up to the right and a further two steps up takes you into an alleyway. Located at the end of the alleyway is the back door and key safe and access to the property.
GROUND FLOOR: There are 2 open doorways out of the lounge, 1 leading to the hallway and the other to the dining room. There is one step up from the living room to dining room and one step down from the dining room to the hallway. From the dining room there is access to the courtyard garden through a single glass door, over 1 small step. From the hallway there is access to the kitchen with 2 steps up into the utility area. At the end of the utility there is a single door leading to the annex hallway which leads round to a side door to the front of the property. On the right there is a door into a shower room with shower, basin, WC and heated towel rail. Opposite the utility/kitchen entrance is a doorway into a small living area, with another door off that into a king size bedroom. There is a sliding patio door from the living space opening up onto the courtyard with 1 small step over the frame. There is also a single door opening on to the courtyard from the hall.
FIRST FLOOR: From the hallway in the main part of the house there are 12 steps leading to the upstairs landing. From the landing there is a door on the left into the main bathroom with shower over bath, WC, basin. The next door is up 1 step into a double bedroom. The 3rd door is up 1 step and leads into the twin room. The 4th door is up 1 step and leads into a single bedroom.
Please note that the wooden stairs are not carpeted.
